Privacy Policy
We built IncomeCalculator.com to handle sensitive borrower information responsibly. This policy explains what we collect, how we use it, and the choices you have.
The short version: Documents you upload stay with their case so you can verify every figure against the original page, and they are permanently deleted — along with the case’s analysis and conversation — when you delete the case. We use analytics only on our public marketing pages (not inside the signed-in app), we honor the Global Privacy Control signal there, and we do not sell your personal information.
This Privacy Policy describes how IncomeCalculator.com (“IncomeCalculator,” “we, ” “us,” or “our”), a service operated by Mortgage Broker Builders LLC, collects, uses, discloses, and protects information when you visit our website or use our income-analysis service (the “Service”). By using the Service, you agree to the practices described here.
1. Who this policy applies to
The Service is intended for mortgage professionals and other business users in the United States. It is not directed to consumers seeking a loan, and it is not intended for individuals located outside the United States. Our customers are the loan officers and brokers who hold accounts with us (“Users”).
When a User uploads documents relating to a borrower or applicant, that borrower’s information is “customer data” that the User submits to us and controls. We process it on the User’s behalf to perform the requested analysis. The User is responsible for having the appropriate authority and consent to submit that information to us.
2. Information we collect
Account information
When you create an account or start a trial, we collect information such as your name, email address, and authentication credentials. If you subscribe, our payment processor collects your payment details (see “Payments” below) — we do not store full card numbers on our systems.
Documents and analysis inputs
To perform an income analysis, you may upload documents such as paystubs, W-2s, tax returns, bank statements, and similar financial records, and you may enter figures and details about a borrower’s income scenario. These materials may contain sensitive personal and financial information about third parties (borrowers).
Usage information
We collect limited, aggregate information about how the Service is used — for example, the number of analyses run, loan and calculation types, document counts, processing time, and error events — so we can operate, secure, bill for, and improve the Service.
Technical information & analytics
On our public marketing pages only (our home, pricing, and informational pages — never the signed-in application or admin areas, and never any page that handles borrower documents) we use Google Analytics 4 to understand aggregate traffic such as page views, referrers, device type, and approximate region. GA4 sets first-party cookies for this purpose. We do not use it to track you across other websites for advertising. You can control or block these cookies with your browser settings or Google’s opt-out browser add-on. See Google’s privacy policy for details.
3. How we handle your documents (retention & deletion)
Document handling is designed so you always know where borrower files stand:
- Retained with the case, under your control. Uploaded documents are stored with the case they belong to and encrypted at rest by our storage provider, so you can review each figure in the analysis against the original page for as long as you keep the case. Access requires a signed-in session on your own account.
- Deleted when you say so. Archiving a case hides it and is reversible. Permanently deleting a case (“Delete forever”) immediately and irreversibly removes the stored documents, the analysis, the extracted data, and the conversation for that case.
- Transient AI processing. During an analysis, document contents are sent to our processing infrastructure and to our AI model providers solely to extract and calculate income for that request. They are not used to train third-party models.
- What we keep after deletion. After you permanently delete a case, we retain only operational records that contain no document content and no borrower names or filenames — usage totals for billing and abuse prevention (request counts, token counts, processing time, error events) and any product feedback you submitted. You should not rely on the Service as your system of record — retain your own copies as your compliance obligations require.
4. How we use information
- To provide, operate, and secure the Service;
- To perform the income analyses you request;
- To manage your account, process your subscription, and provide support;
- To monitor usage, prevent abuse and fraud, and enforce our Terms of Service;
- To improve the accuracy, reliability, and features of the Service; and
- To comply with legal obligations.
5. How we share information
We do not sell your personal information, and we do not “share” it for cross-context behavioral advertising. We disclose information only to:
- Service providers (sub-processors) who help us run the Service under contractual confidentiality and security obligations — including our application hosting (DigitalOcean), our database and authentication provider (Supabase), our document storage and AI model providers (Google Cloud / Vertex AI and Anthropic) for processing analysis requests, and — once paid subscriptions launch — a payment processor (such as Stripe);
- Authorities or third parties when required by law, legal process, or to protect the rights, safety, or property of IncomeCalculator, our Users, or others; and
- A successor in connection with a merger, acquisition, financing, or sale of assets, subject to this policy.
6. Payments
Access is currently invite-only and we do not collect payment information. When paid subscriptions launch, payments will be processed by a third-party payment processor (such as Stripe): your card and billing details will be collected and processed by that provider under its own privacy policy and security standards, we will receive limited information such as your subscription status, and we will not store complete payment card numbers.
7. Security
We use administrative, technical, and physical safeguards designed to protect information, including encryption in transit, access controls, and reputable infrastructure providers. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. You are responsible for keeping your account credentials confidential.
8. Your privacy rights
Depending on your state of residence (for example, under the California Consumer Privacy Act and similar state laws), you may have rights to access, correct, or delete personal information we hold about you, to obtain a copy of it, and to be free from discrimination for exercising these rights. Because the Service is offered to business users and processes only limited personal information about account holders, many of these rights are straightforward to honor.
We honor browser-based opt-out preference signals, such as the Global Privacy Control (GPC), where applicable. To exercise any right, contact us at [email protected]. We will verify your request and respond within the timeframe required by applicable law.
If you are a borrower whose information was submitted by a User and you wish to exercise rights regarding that information, please contact the mortgage professional who submitted it; we will assist that User as needed.
9. Cookies and tracking
Inside the signed-in Service we use only the cookies and similar technologies that are strictly necessary to operate it — for example, to keep you signed in and to keep the Service secure. On our public marketing pages we additionally use Google Analytics 4, which sets first-party analytics cookies (see “Technical information & analytics” above). We do not use advertising cookies or third-party advertising tracking pixels. You can block analytics cookies through your browser settings or Google’s opt-out add-on.
10. Children’s privacy
The Service is intended for business use by professionals and is not directed to anyone under 18. We do not knowingly collect personal information from children.
11. Changes to this policy
We may update this Privacy Policy from time to time. When we do, we will revise the “Effective date” above and, where appropriate, provide additional notice. Your continued use of the Service after an update means you accept the revised policy.
